Preliminary plan to subdivide 23.327 acres into a cluster development containing 22 lots and 5.832 acres of open space. Located on the north side of Stony Hill Road just west of its intersection with Stone Forest Way and south of Purnell Road in the northern part of the county. The property is zoned R-40W and is in a Non-Urban Water Supply Watershed. PIN 1812.04-72-5715.
b. [S-23-02] Preliminary Subdivision Plan for R. Kirk Leone:
Preliminary plan to subdivide 70.51 acres into a cluster development containing 92 lots and 13.35 acres of open space. Located on the southwest corner of the intersection of Bud Lipscomb Road and James Austin Road in the southern part of the county within the Long-Range Urban Services Area of Fuquay-Varina. The property is zoned R-30. PIN 0685.01-35-0899.

Request variance from Section 3-4-8(D)(9)(a) of the Subdivision Ordinance, which establishes a maximum cul-de-sac length of 900 feet.

II. Preliminary Subdivision Plan:
Preliminary plan to subdivide 10.193 acres into 2 lots. Located west of Jacob's Ridge Subdivision between Jordan Road and Sauls Road in the southeastern part of the county, zoned R-30, the site is located within the Town of Garner Long-Range Urban Services Area. The majority of the 10.193 acre site is covered by floor hazard soils and FEMA 100 year floodplain; therefore, pursuant to Subdivision Ordinance Section 3-1-6(c)(2)(e), the division must be reviewed as a regular subdivision by the Planning Board.
